About Digital Realty Trust

Digital Realty owns and operates over 300 data centers worldwide. It has nearly 40 million rentable square feet across five continents. Digital's offerings range from retail co-location, where an enterprise may rent a single cabinet and rely on Digital to provide all the accommodations, to "cold shells," where hyperscale cloud service providers can simply rent much, or all, of a barren, power-connected building. In recent years, Digital Realty has deemphasized cold shells and now primarily provides higher-level service to tenants that outsource their related IT needs to Digital. The company operates as a real estate investment trust.

What the Analysts think about DLR

Analyst ratings (Buy, Hold, Sell) for Digital Realty Trust stock.

Bulls say / Bears say

On July 24, 2025, Digital Realty raised its annual revenue forecast to $5.93–$6.03 billion and its core FFO guidance to $7.15–$7.25 per share, citing robust demand for data center services (Reuters).
As of June 30, 2025, Digital Realty announced a development pipeline of 499 MW in the Americas with 79% of capacity already leased, underscoring strong pre-leasing momentum in strategic metro markets (S&P Global).
In its third quarter reported two weeks ago, Digital Realty delivered record adjusted FFO of $1.89 per share—surpassing analyst estimates—and raised full-year 2025 guidance to $7.32–$7.38 per share, prompting J.P. Morgan to lift its price target to $210 (Barron's).
Power supply constraints in the EMEA region have slowed data center capacity growth by 11% year-to-date, potentially delaying Digital Realty’s expansion plans and increasing project risk in key markets (Reuters).
Digital Realty’s shares trade at over 23 times forward FFO, a valuation that leaves little margin for error if interest rates rise or growth slows (Barron's).
More than one-third of Digital Realty’s revenue is concentrated among its top 10 customers, heightening earnings volatility if any major tenant reduces data center expenditures (Barron's).
