Bulls say / Bears say

Operating trends are beginning to inflect. Second-quarter same-store revenue growth accelerated to 0.8%, occupancy reached 91.0% at quarter-end, and management raised its 2026 same-store revenue and adjusted FFO guidance. (CubeSmart)
CubeSmart is creating capital-light ways to grow and return capital. Its Heitman joint venture values 15 non-core stores at $197 million while retaining a 20% interest, and its third-party management platform reached 872 stores, supporting further fee-based expansion. (CubeSmart, The Motley Fool)
The supply shock that hurt the sector appears to be easing in many core markets. Management said new supply was becoming less of a drag, while move-in rates rose 1.7% year on year and July rentals were above the prior-year level. (The Motley Fool, SkyView Advisors)
Revenue growth is not yet translating into profit growth. In the second quarter, same-store revenue rose 0.8%, but operating expenses climbed 4.4%, pushing same-store NOI down 0.7%. (CubeSmart)
Sunbelt markets remain exposed to excess supply and softer consumer demand. Recent industry analysis says new supply is still the clearest headwind, with some Sunbelt markets expected to remain under pressure into 2027. (SkyView Advisors, The Motley Fool)
Higher financing costs could limit the benefit of any operating recovery. CubeSmart’s average debt balance and interest expense both increased year on year, while current commentary still sees limited valuation upside amid macroeconomic and interest-rate uncertainty. (CubeSmart, Seeking Alpha)
