The company strengthened its balance sheet in early 2025, reducing net debt to adjusted EBITDA to the low end of its 4×–5× target range and holding $68.9 million in unrestricted liquidity to support new investments. (NHI Press Release)
NHI warned that persistent high interest rates and sector challenges could force more property sales, rent deferrals, restructurings, or tenant changes in Q4 2025, creating notable cash flow uncertainty. (S&P Global)
Rising labor costs and other inflationary pressures in NHI’s Senior Housing Operating Portfolio are putting pressure on operator margins, potentially hindering tenant performance and putting stable rental income at risk. (S&P Global)
NHI shares are trading at around 14.6× expected 2025 FFO and 24.3× P/E, both above the long-term averages and peer valuations, which may cap upside potential unless there is multiple expansion. (aiInvest)
